I am new in the Flipping industry. I am still working in my first investment. The reason I want things to be done properly and lawfully is because I do not want to be known as the unsafe and careless flipper who sell garbage properties.

In this journey I bought a property from a Wholesaler who provided me with a pool estimate that were $4,500 less than what the work costed. I discovered his ommission after the sale. However, this did not deter me from doing the right thing. I paid the full amount and the house has a beautiful and safe pool. 

I will never sale a house and sleep at night knowing that I am putting a family in danger to earn more profit.

I forgot and if they do not placed the offer. Contact the listing agent directly and place the offer.

I have a similar situation and most of my offers were right on point. Do not let the agent determine your offer. They should offer what you think it is the right price for you. 

In my case I went back to the property taxes page and found that thebproperties were sold about the prices I was offering. I showed them to my agent and fired him. 

They work for you, not you for them. So make them place the offer and if they refused, which they should not, find someone else. 

You have to tell them i understand your point, but as my agent all i want you to do is to place this offer.

Yes plenty of excuses given including mom, injury and other things. My issue is the lack of communication. We created an addendum that he has yet to sign. In FL the piece of paper after you sue someone worth nothin. That is why is so importnat  to pay in stages. I am happy I learned this very early. But good luck collecting money from a contractor after paying the a substantial amount.

I am sure I can terminate anything. There is nothing in the contract that talks about termination. No language at all. So it should not be that hard

@Kevin Dang I was able to talk to the GC today. I asked him how much more time will the project take. He told me that he was going to be talking to his foreman today. I said "I need to know how much longer because I have other projects that are behind schedule. Talk to your Foreman, but we are putting a deadline and we will do an addendum to the contract" I gave him until tomorrow to provide me with the time frame. He then said that his foreman has an injury, but he was going to check with him because he knew we were working behind schedule. He sounded like he got my memo. I am allowing him to give me a deadline, if the deadline looks ridiculous off, I will tell him that I am giving him 2 weeks max. Hopefully this will work. Now, I have never done an addendum on this capacity, So  I will start looking for samples and drafting it tonight.

@Bryan Devitt It is really not! the extension is no more than a foot and the external wall is one of the simplest things to do. My husband would have done it, but again because it is structural a permit is needed. THe electrical, I am about to find an electrician and have done by next week. We did he same electrical work at my home and we only paid $1500.

18,866.20. Like I said it is not a big project: it is just extending a room, redoing an outside wall and some electrical work. That is all!
