The Vegas market is hot right now. I know most news reports dwell on how much the market here has crashed but sales are through the roof right now. 2011 had more sales then any other year in Vegas history.

If you are buying to fix and flip you will most likely be flipping to a landlord looking for good cash flow and long term appreciation. There are plenty of deals out there that can be picked up for a decent price with little work needed and plenty of investors looking for those properties. If you get a renter in there it would be an easy sell to another investor.

If you are looking to buy and keep as a rental than the market is prime for that. Like I said there are a lot of good deals that will produce some very nice cash flow. As for finding renters I haven't noticed a problem with that. Most homes that are listed for rent go very fast. In fact if someone calls our office looking for a place more then a month out we tell them to call back since what we have now won't be around then.

Days on market has really improved lately. I am looking at a local market report right now for December 2011 and the average time was around 45 days. Certain areas of the valley have actually been seeing increases in value as well.

I'm sure this is going to sound like I'm just trying to promote my city but I have to throw Vegas out there. ROI is very good on properties purchased in Vegas right now. As for potential appreciation that might be a ways off yet but that is how it should be. Buy for the ROI now and hold long term for the appreciation. Everyone knows where Vegas prices once were and where they are at now. If it ever gets back to that point there will be a lot of investors seeing a lot of profit in the future.

There are not many places where you can spend under $100,000 for a newer 2,000 sq ft home that will rent for $1,200 or more a month. And these houses rent very quickly.

I haven't noticed much of that here in Vegas. It could be because we have been selling bank owned so fast lately. Our average days on the market has dropped significantly and there is a huge amount of investor activity here for these low priced bank owned homes.

Marc depending on what you are using to create your website there could be some easy ways to make a simple mobile site. For instance, if you use Wordpress there are some plugins available that will turn your regular site into a simple mobile site. It is nothing fancy but it does create a simple site just for mobile devices.

As for displaying a regular site on a smartphone it really depends on the device. I know when I still used a Blackberry a lot of sites didn't display very well. If I look at a regular site on my iPhone they look just fine for the most part. Much smaller but the phone displays everything how it should be displayed and you just zoom to whatever area you are interested in.
