Just being busy selling real estate in this crazy Las Vegas market. I haven't done any investing in it though.

Well the first thing you can do is not introduce your seller to your buyer and let them chat it up. The second thing you should do is go after that first deal for the money you are owed. If you had a signed contract and your seller broke that contact than you need to enforce it.

There are things that can be done that will not allow the property to close if this happens in the future. Once you make it so the home can't close you can demand payment before you would allow it. I'm sure others can go more in depth about the exact way to do this.

Sarah what do you plan to do with this home if you were able to take it subject 2? The home has a $2,600 a month payment correct? Are you able to find someone for the home that can cover that kind of payment each month plus some for your profit?

Also if the home is already listed with an agent it is kind of shady to ask how you can cut them out of the deal. Wouldn't you be a little pissed if someone was trying to cut you out of a deal behind your back?

Just from reading your posts it sounds like moving on to the next deal is your best move.

Luc the Las Vegas market is still a good market to get into. The market is changing and lately has been really heating up but you can still find deals out there especially for buy and hold.

Jesse it seems like they are hard to come by these days. Most of the websites for Vegas REI clubs are no longer up it seems. There are some listed on meetup.com but it doesn't seem like they actually meet up that often.

I have seen this in the news in a few different places. I'm not sure why everyone is saying he got a house for $16. He was a far ways away from ever owning that house and to me he was just a trespasser. Adverse possession takes a very long time.

There shouldn't have even been any talk of having to file for eviction in the courts. The police should have simply removed him for being in a home that did not belong to him and he should have been charged with breaking and entering. This is my opinion of course, others might not agree but oh well.
