Congratulations!  It appears you didn’t have to owner occupy with this first time buyer assistance program, which is surprising, unless you did so prior to renting it out.

My first thought reading your post is that the $1,350,000 value represents the total sale of those 4 properties.  Could that be the case?

Why are you priced too high?  That’s why it hasn’t sold most likely and sounds like you’re aware of that point.

I would take it off the market to reset the clock on days on market and re-list with your Realtor at the right price for maximum exposure.  

Your Realtor has already invested time and money into the listing and would love to get it sold for you, so price it right for its condition and avoid the many months of holding costs you’re facing by having it sit on the market.

 If this is an inspection report from a previous contract, you would have no recourse if something was missed because it doesn’t belong to you. Hire your own inspection and be there to discuss the findings and have the inspector comment on the things that concerned you from the first report, see you have a better understanding.

If you went under contract, why would you be trying to negotiate on price?  That’s outlined in the offer/contract.

Here in New Mexico we have a 4day course called new broker business practices that new licensees are required to take in their first year. It is incredibly helpful at answering these kinds of questions. Perhaps there is something like that where you are?

I am having trouble following the situation as you say there were no counter offers and then that there were.

It sounds like you’re not actually under contract but are still negotiating the deal.

When an offer comes in, the listing agent is always going to reach out to other interested parties and try to stimulate some competitive offers for the best interest of their clients seller.  Until your contract or counter offers are agreed-upon by both sides, it’s an open playing field.

He clarified in a post that he received a verbal counter and then had his Realtor write that up, so only the buyer has signed it so far.

Since you initiated the written counter, you’re not under contract until the other party signs it and delivers it back to your Realtor.

If you had time, I would list traditionally with a realtor and get more money than the offer from open door which is low-balling you.
