Hey Blaine! We should be able to help with this if you're interested. There are special guidelines for experienced investors like you so you don't have to verify all of the mortgages. It's a 80% LTV program. For all your REO we would just have to list address, lender, mortgage balance.

Hey Blaine! I am a loan originator licensed in TN. We have a wholesale lender who will do DSCR loans and you can have an unlimited amount of loans. I'll run your scenario past her to ensure it's in their wheelhouse. When are you set to close?

Hey @Garrett Hollenbach!  We do a fair amount of second/vacation homes for investors. You cannot use the proposed rental income from the second home to qualify. However you CAN use the actual income generated when you apply for a new mortgage as long as it is on your prior year tax returns.  Only 1 year is required.   Good luck!! 

Agree with everyone else that we work with a lot of lenders who will do 30 year fixed on investment property, not just ARMs. The lender might be doing this as a way to cap their risk?  


There is more interest from borrowers in ARMs right now because the rates are typically better, but you have to be comfortable with the risk that your rate is only locked for the first 5 years.  However if you do not have a prepayment penalty on the loan, you can refinance at any time!

Congrats! This is exciting! In addition to Airdna, I like awning.com and rabbu.com to run numbers. 

We personally have 1 active STR today and are also in the middle of a 1031x to purchase 2 more STRs. Let me know if you need an intermediary recommendation for the 1031.
