Also I saw you're looking at the Poconos region. Let me know if you need an agent recommendation. I've met a couple through clients and can share their names if it's helpful. 

Who is your target client? Think about them and how they would travel. Also depending on how long you plan to hold the property, there is usually a bigger difference in value from 2 vs 3 bedrooms so understand the long term implications. Lastly if you end up working with the kitchen as is, look up design ideas for small spaces. Maybe there’s something you’re not thinking of like a breakfast nook that fits in the corner and doesn’t take up much space but offers enough seating.

Hey Marcelle! Happy to help! As a lender, I solely work with investors and we have options for conventional and non-QM mortgages (ie DSCR, etc). We own a few STRs personally. Also Matt Payne (Walnut Cove Realty) is a great Real Estate Agent in Asheville/Arden!

I bought my first STR in Gulf Shores, AL! The beaches there are truly unmatched. The prices have gone up like everywhere else, but you might be able to find something with your budget. My agent was a total rockstar if you need a recommendation! Also with $400-600k budget, Myrtle Beach could work. Good luck!

Agree with @Robin Simon. I'm sure you could look at conventional loan options given your strong financial position. It might be worthwhile because the terms are better. However DSCR underwriting is a far easier process in terms of less documentation. Plus you can look at each project on a standalone basis.

We LOVE the Finger Lakes and I have considered this as an STR market, as well. Where is yours located?

My fiancé and I are getting married next March 2023.  He owns an S Corp and uses a CPA for his personal and business returns. His business is substantial and he needs the experts he's dealing with.  However with my real estate investing portfolio, I am looking for a more strategic CPA who specializes in RE for 2022 tax year and beyond. However next year we are going to file jointly. 

How do people handle these situations? As a CPA, would you ever work as a consultant for just my real estate holdings?  Or do I have to work with his CPA now who specializes in manufacturing?
