@Brian Van Pelt Thank you I appreciate that. Sounds like a plan, a very good plan.

I am considering my realestate liscense. I am new here and not receiving correct answers. I saw a video about doing prison time for wholesaling, started to wholesale but one cash buyer didn’t tell me how it works. I have 6 right now they did explain to me but I have many questions.I own a business on the side, working on Bachelor degree, also thinking of getting realestate liscense. I did take one of them years ago but did not finish. I want to understand the knowledge of how to sell . I also need to know of the laws, regulations, and everything involved. Should I consider this?

New here and just saw a video about you could go to prison for wholesaling? I have friends whom are police I could ask them but just curious is this a actual calculation? That was ....let’s say took me off guard and questionable. Any input would be most helpful. Thank you

@Leah Stuever okay thank you for your words of wisdom. I appreciate it.

@Heath Ryans thank you now I understand very much. Very nicely put with much clarity . I appreciate your words of wisdom.

@Brian Van Pelt thank you for all your input. Very useful. I will keep this in mind.

@Heath Ryans okay thank you I am new here and trying to understand all this. Not all cash buyers tell me this before hand. I appreciate all your feed back and your knowledge.

@Tom Makinen yes besides they have so much character, style, color, and architect. I especially love the English gardens very stylish.

@Tom Makinen oh my I never heard of a Tudor house but I think I know what kind of house I want. Wow very charming in a Victorian way.

I am starting out and I do submit lots of good deals to one of my cash buyer. I probably submit 4 a day One was a 5 unit which owner cash flowed 308,000 from tenants which I told him every day to call make a offer. I would ask about my deals dailey he would say he had lots of properties to take care of. I am new at this and was with maybe 2 weeks so I need to move on. I noticed yesterday when I was looking at deals I submitted 4 were sold. I sent 3 in his area he wanted 2 days ago and he said I knew about these we are already making offers on them. A couple went for 103,000 foreclosure zestimate was like 140,000 near the water. As of yesterday I have 5 more new cashbuyers. How do I not know they are just taking my deals without paying me anything?
