Criminals live everywhere. Some are known, some are on a list, some are unknown. But they're everywhere.

I don't know what the rules are in Oakland Cty, but this guy has a brilliant solution.

A very prolific wholesaler in my area uses lock boxes so that while he's marketing to buyers, he can give them access to the property.

I want to see your fancy-fonts! Did you reply to him? I would have been tempted.

Hi @Ellyse Jacobs! I recently went to my first REI group meeting (Renegade Detroit Investors) and @Jeff Rabinowitz is right, everyone was very helpful. I'm going to a different group next week; I know that each group will have its own culture, so I'm planning to visit a few then decide on one or two to stick with.

I'm new too. Good luck to you and your husband.

I recently read a tip somewhere: Send a letter to the vacant address, mark "address correction requested, do not forward" on the envelope. You should get the letter back with the forwarding address.

I'm looking forward to meeting some seasoned investors and to begin forming relationships. Tonights meeting is all about deals. And for newbies like me, getting questions answered.

So many people are still buying the "going to college is the golden ticket" program because, as you said, that's all they know about. I hope high schools begin to introduce more creative ideas to students.

I'm a newbie too and so glad to have found this site, which has all the education we'll need, free!

I wish you the best with your new company.

Genious! 6 months later it's still working for him.
