@Frank Gallinelli Thanks for the detailed info. I must admit your post brings a lot of questions to mind, more than may be necessary on this forum. Would you recommend any of your books or perhaps your program? I'm extremely interested seeing as how you're not only a veteran in the one subject I am most passionate in, but also a professor at the University I've been looking to attain my MBA.Thanks for the post Frank.

@Raymond B. thanks for that. I felt a bit slow since I couldn't figure it myself. I'm learning by the hour with BP, wether it be real estate investing or posting.

Thanks for this post Mike. This was a question I had been asking myself, seeing as how I am in the same market. However, I'm determined to make a deal happen here in SD that cash flows well and is a decent ROI. I'll post my progress when I get something worth posting. Good luck on your search!

Nick, your post is inspirational. You've just done a deal that I have been looking to do myself. I'm relatively new to all of this. I have to ask, if you have the time, would you be able to detail the process for me. I'm looking for some insight from beginning to end. Things like how you valued the deal, what were a few things that occurred that you didn't expect, your experience while contracting, due diligence process, how you found the funding for the property, lessons learned, etc. It may actually end up being an article but if you ever have the time I would really appreciate the read and I'm sure other beginners as well.

Congrats on your deal Nick. I'm sure many more will follow.

All, thanks for the awesome info. @Jean Bolger I'll add that to my reading list ASAP. Thanks for the heads up too. I'll make sure to keep a look out for pro forma #'s. @Jake Kellerhals I appreciate you getting into detail when answering my questions. It now makes perfect sense. I look forward to learning more from you. @Jeff Johnson Thanks for the insight on the expense side of the equation. A question I have to ask is, how would I go about account for building age, infrastructure etc? Is there some sort of universal rule of thumb or is it something understood through experience? Also, what exactly are reasonably expected expenses? I can think of a few basics but would you mind covering them in detail?

Thanks for the info @ Leonid Sapronov I'll definitely check that out. I listened to Ben's podcast yesterday on my drive home from work. I'm extremely interested in his style of investing. Many of his goals aligned well with mine.

@Jake Kellerhals When you refer to the due diligence period when exactly is that? Shouldn't I value the property before the contract? Also, the only lease that I am familiar with are the ones I sign before I move in to an apartment.

So far I'm loving the community and how much assistance I see happening by the hour.

My Name is Andrew Machado. I am married to my lovely wife Nicole and we have a beautiful baby girl Victoria, who just turned 3 this past Monday. We're originally from NYC but reside in San Diego, Ca. I was stationed here in 2010. I currently serve in the US Navy and have been since 2008. I'm not making a career out of it but I am extremely satisfied with how my tour has turned out. I have one year remaining on my contract and I'm looking to begin my future as an investor.

I have been interested in real estate for sometime now and have been attending seminars, reading books and purchasing "Guru" courses for about 4 years now. I realized the education is worthless unless put to good use. I decided now is the time I get over the fear and get my feet wet.

My interest is in multi-unit properties. I enjoy the stability and cashflow potential. I also like the fact that I am in a position to increase value vice dependent upon comparables to do so. Buy and hold is where my interest is and I look to accumulate units in order to build my portfolio and be able to live comfortably from it sometime in the future.

I'm sure it's not going to be easy, but I rather it be a challenge anyway. What better way to enjoy accomplishment and truly appreciate what is earned?

Exactly how do I get the figures to calculate NOI, cashflow etc. I understand the formulas but where do I get the variables? How can I find out exactly what the rents are for each unit and what the expenses are? Also, once I get my hands on the information how could I determine if it is valid or not (if the seller is inflating the rents or not being honest about the expenses etc.)?

I'm just starting out and I've contacted a few realtors so that I can look at a few properties. I want to get comfortable with analyzing and valuing properties before I move on to the next step of my investing plan.
