Post: 25 year roof or 30 year roof

I'm starting a remodel of a SFR and want advice on the roof. The roofing will completely be redone but I am not sure what shingles i should use. The 25 year ones are about 400 dollars cheaper. This is a fix and flip. Would buyers be less interested if i used the 25 year shingle ? or should i just go with the lifetime 30 year one. It'll be a completely new roof either way so i'm debating. Of course i always like the cheaper material.

Any feedback ?

Spencer, you are the one that got confrontational on your first post replying to Frankie. You were being smart with him when he was simply giving you his input. Take it or leave it, that's what constructive criticism is all about. And that is all everyone is doing that is not congratulating you, just giving you the 411. I wouldnt be bashing anyone, just say thanks for the advise or input and move on to the next. Alot of us dont like the responses on here, but no one forces you to post. I always get bashed on my different deals but i like all the different opinions.  From the start of post i thought the same thing about the price. Seems really high but whatever, if it works for you. You said in your post you overpaid 15k. dont be desperate to get into a deal . I feel you, patience sucks. And for the most part alot of these people have TONS of experience so i'd think they know what they are talking about. 
I only buy distressed, that way i can actually make good profit. double the equity. Not borderline make it. Good luck.

Just go straight to the selling agent. You dont need a buyers agent. Look on Realtor.com or any other website and if numbers make sense, contact selling agent. i think that will work for you.

Hey guys, i just got in the same boat. I have a unit for rent, and this lady says she def wants it. She just told me she has a dog that is an ESA. Its a small dog, poodle but still. My contracts say no animals.

I told her i need to meet with her in person today but I'm kind of worried on this one, and she just told me her only income is SSI. This is a unit next to my house, so i didnt want loud tenants or obnoxious. This older single lady seemed ok, but now im worried. 

Any advice?

@Russell Brazil Thank you for the response. Are you listed on the policy or is an LLC listed ? I put my LLCS in the policy, but i havent moved my properties over to the llc yet so i might have made a mistake, i should of just used my personal name on the policy what do you think ?

Bigger pockets is supposed to be a community of investors, PROFIT motivates us. I might be speaking for myself. Why any of you all would want government over reach, regulations, is beyond my understanding.

Less government, not more.
