I'm having trouble finding SS facilities to purchase in my region DC, MD, VA. Should I move towards PA and look for SS facilities there or WV? I welcome your ideas.

@Elliott Elkhoury

At 10% cap rate you would need $10m assets to generate $1m passive income. How’d you calculate $25m?

@Aaron DiCaprio Rent Default Insurance sounds interesting. Which insurance companies do you know that provide such a coverage?

Once you are paid, you can still file to evict.

 The judgement is about $8k. She's not at my place. I will certainly inform her caseworker of the judgment. I find the part that I suggest to her to call charities a bit weird but I can have my lawyer send her a formal letter.

How do collection agencies work? What's a typical arrangement with a collection agency? Do you recommend using them?

@Shadonna N. DC Housing will not do anything. She moved out without paying rent for two months because she had rented another place not as a result of eviction. I want to recover the lawyer expense and make her understand that she can't walk around suing landlords to rip them off.

@Colleen F.

You were exactly right. The first thing the judge asked her was what’s your address and spit out her new address so the judge said the landlord can take rightful possession of the property.
