Sammy - That's who I called but the are asking me if I want replacement cost or ACV(actual cash value) coverage. Of course ACV is cheaper but wanting to to know you guys are selecting.

Patrick - I just bought a forclosure howl at the county steps last week. I am not doing anything until I get the certificate of title which is about 10 days after the auction. In my case 4/2/13. The owners if the property still lives there so I am Doug a writ of possession which gives the owner 24 hours to vacate. Until then is when I will proceed to get insurance etc.. Lucky for us, Florida is definitely hard on occupants that default on their loans and don't pay their taxes. Good luck to you and me as we'll :)

Just got my first home to flip and need some info on vacancy insurance. What should I expect to pay? I assume its by month? Any formula I can use to estimate cost? Help is appreciated. Thanks!

Evan - Zillow is pretty accurate on SOLD properties. To be sure, you can go to your local county clerk(online) and look under "property search" and type in addresses around your subject property. This may take a while but it is ACCURATE. Or as stated earlier, get a realtor involved.

Purchased a home through auction last week and now need to get Insurance on the home while I rehab and list the house. Do I just call any insurance company and get home owners insurance as my own home or???
