Eric - do you have your license? Being licensed gives me quick access to the MLS and access the homes to view. The expenses are minimal I think in the big scope of things.

My main focus is REI but I've decided to get my realtor's license to have access to the MLS. My question is, can I list houses as well if I come across someone wanting me list with me. I figure why not, make a few extra bucks. I the legal or do I have to work for a Realtor firm? How does this work?

700 monthly rent
1700 annual insurance and taxes
500 expenses annual
If I am calculating this correctly, will I get a 13.1% ROI?

I am starting out bidding on auction homes but i need a GOOD title search company that can make sure I am bidding on 1 st mortgages and what liens are outstanding. I live in Florida and need a solid company and how much should I pay for each search. Help is appreciated

The reason i ask is because someone told me that a house built in 1929 wouldn't be able to get financed unless the replumb was done. Is that correct?

Looking at bidding on a home built in 1929 andI am sure I will need to replumb the house before I can sell it. Any ideas on cost to do so:

If I get my license, can I list my own houses that I intend to flip or do I need to set up a company to do that?
I am starting to invest and flip homes as a career and wanted to know if it wise to get my real estate license? Should i just concentrate on buying and leave the rest to an agent or should I get my license so I save on the commissions when I sell and have full access to the MLS?

Vitaly - I live in JAX and started flipping homes, and you are right, they are hard to find. Have you thought about county auctions?
Seth - Starting out, what would be your advice if not auctions, REOs? Those type of homes seem to go way over what im willing to pay in the Jacksonville FL market.
