Thanks Chris - I actually hadn't considered having a title company check, them. I've heard they sometimes won't even touch them, but it could be worth a check.
The county says that "Generally, all liens on foreclosed property are extinguished", but this won't keep someone with a lien from pursuing you anyway, and it is up to you to defend it.
Has anyone had to defend a title against a lien under these conditions?

I am considering some properties on the Tax Foreclosure list for Whatcom County, WA. The auction is coming up at the end of November. The county web-site has a lot of warnings about the risks of these foreclosures.
How big are the title risks on these properties and what is the best way to research them to assure myself of a clean title?

Hello - My name is Mark Hicks from Blaine, Washington and this is my newbie introduction post.
I've been a residential general contractor for the past 15 years and have purchased and sold a few properties since then, but have never pursued REI seriously.
Last week I went to a "Free Seminar" by the Rich Dad company, mostly out of curiosity and an unwillingness to go work out in the rain that day. Rather than purchase anything from them, I came home and researched them. The best review came from a Bigger Pockets forum. I quickly forgot about Rich Dad (pay for seminars are not my thing) and over the next few days became familiar with BP, as well as a member!
I find the community based, no sales pitch environment of BP to be a wonderful breath of fresh air and a sensible approach to real estate investing.
My interest is in owning rentals, be it single family or multi unit. I will be searching mostly for fixer uppers so as to fully utilize my skill set as a contractor, but I have a lot of work to do to learn the ropes.
I appreciate this opportunity to introduce myself and look forward to engaging with this community!!
