I notice u are suggesting to get an architect to make rendering ( pretty pictures) for marketing purposes only.
You could actually get more benefit From Us by hiring us at the beginning, so we would design and manage the project for you. Architects usually also has great relationships with the city and G.C’s in the are.

Reading ur profile, I see that you are a student, u probably are not getting the mortgage since u are still in school. Your best bet is to wait till u get ur first job, and once u settle into your job, u start buying, some banks will let u count ur tears in school as “ur time in the field” and because u are a fist time home buyer, u will get low money down loans.
Or you U can partner with a someone that has an income, to get the house.

It’s not to risky to wait that long? Cause I do want to wait till the summer, it’s an easier job then, ANND I’ll have some cash stashed away by then.
But I don’t want it to be May, and the mold is in the ceiling, or my first floor is sinking in or something!
I know extreme, but still....

Yes. I’m actually really worried! But how long do u actually think I have? Of course tomorrow I will check the gutters and stuff tomorrow, and the slope of the thing and all of that. And I already have a dehumidifier in there, running.
But how long do I have to make a permanent change, (French drain, sump pump) before the rest of the house actually does get threatened.?
Cause I don’t really have money right now, I mean I could dye the money, and pay it off... but with everything going on,
