I'm also interested in shadowing someone on a wholesaling deal to get a feel of how it works in real life. Is it normal for a contractor to just give a flat rate of $40-44 a square foot to remodel a home.

The good companies will arrange for documents to be sent to you for review & possibly signing before closing. They may have a local office you could use or have you sign documents w/ your attorney. I'd be more concerned about what your private lender needs to close the deal than the realtor. Check on the reputation of the settlement company.
My only caution is to make sure you have someone representing you in the transaction. The settlement company /lawyer represents the settlement company & possibly the lender, not you.
Also you really prompted me to do more research on the topic. In this business its definitely best to not assume things like I just did.
