 I don't have any experience with PEX. It's not too popular around here. We used CPVC. We saved a ton as well. Only cost a couple hundred in materials and less than a day of work for each unit and the plumber wanted something like $3,000 per unit.

Be careful using Zestimates. They are almost always inaccurate.

I've never really noticed a difference in my area, and I've offered both 2.5% and 3%. Our median sales price is only around $150,000 though, so I imagine it's a little different at $600k. 

I used to offer 2.5% and use the extra 0.5% to entice the agent to get their buyer to increase their offer. It worked pretty well. You'd be surprised what an agent will do to get that extra 0.5%.

Lately, I've been just offering 3% from the start. I know a lot of big time investors who do it and the 0.5% doesn't make too much difference at our sales prices.

If I were you, I'd offer the 2.5% and see what happened. If you've got a great property the buyers are gonna demand to see it no matter what.

Please don't be one of those Orlando wholesalers that sends me overpriced "deals" that they found on the MLS. After I realize the numbers never make sense, I hit unsubscribe.

Do yourself a favor and find a way to get deals that aren't on the MLS. That's where you're gonna find the REAL deals and I imagine you'd be able to make more money as well.

Tell the tenant absolutely not and good luck finding a new place! But in a nicer way of course...

We had tenants repaint a kitchen in one of our properties (without asking) and they lost their security deposit. They covered our brand new Sherwin-Williams paint with cheap Walmart stuff, and got it on the cabinets as well.

We have it in our lease that tenants are not allowed to paint inside or outside. If he didn't like the color he shouldn't have moved in!

Stick to your guns. You're not paying to paint anything.
