You are correct. They were built in 1980. I'm not sure that we're going to get them repiped. I just asked the plumber for a quote since we have everything opened up. It's easier and cheaper to do now than down the road.

Most of mine were $19,000 - $40,000 per door, depending on the area, not including rehab. Rents are $700 - $900 per month.

UPDATE:

Drywall guys are at the house working now, so I haven't been able to get any pictures. We used a drywall specific company instead of letting the painters do it since there was so much work to be done, including knockdown on the walls and respraying parts of the popcorn ceiling.

The electrician is finished and we now have can lights in the kitchen and lights over the soon-to-be bar. He also helped us out with a dozen other smaller electrical things.

Me and my Dad brought the tractor out and graded the backyard to help with some of the drainage issues. I put rocks around the pool cage and down the side of the house as well. We're gonna have sod put down in the backyard since it's now torn up. I worked on the irrigation today and should have it up and running tomorrow. 

I'll post some pictures of the progress as soon as I'm able.

I ended up paying the neighborhood guy $200 per unit to do the demo. It worked out alright. He earned his money chipping up the tile in the one unit. It took him several days, even with a demolition hammer. The job isn't as perfect as I'd do myself, but the bulk of it is done and I can move on to other things.

UPDATE:

Both buildings have been re-roofed! We've also gutted all of the units, which filled the 30yd dumpster to the brim. We had 6 trees removed as well, and the remaining trees were trimmed. 

Cost to re-roof both buildings was $10,500.00. I ended up paying a guy in the neighborhood $200 per unit to do the demo. Tree removal was around $2,500.00 including the stumps.

Next, we are having the soffit and facia replaced. Quote we received is $1,656.00. Then some grading and concrete work, which I plan to do myself. I'm also getting a quote from our plumber to repipe both buildings with PVC while we have everything torn apart.

I once found a copy of Napoleon Hill's "Think and Grow Rich" in a foreclosed home. Oh, the irony.

@David DuCille Tile is the plan!

The roofs are actually in horrible condition. I was over there yesterday when it was down-pouring, and there were more leaks than I could count! Roof replacement will be the next thing on the list, as soon as my roof guy is free.

There are 4 A/C units, and surprisingly, they are still there after sitting for over a year in a lower end neighborhood. I used to base my neighborhood grades on how fast an A/C would get stolen, but I may have to rethink that... I still don't know if the units are in working condition. I know one was crushed by a falling tree limb.

@Jimmy Moncrief Will do! I'm planning on keeping this post updated throughout the process.

The tree guy is almost finished with the trees. He got delayed this week with the bad weather. The roofs will be started as soon as the trees are done. I started some of the interior demo this week. I'm still trying to find someone to help, which I talk about in this post.

@Jeff Brown The pool guys drained the pool and started pressure washing today. There were fish, frogs, and a few pool chairs in it.

@Tim Dreher I'm a broker so I'll put it on the MLS and only pay buyer's agent commission. I'll probably price it at full market value since it is in a desirable area.

I met with the electrician today. Since we're moving the fridge and creating a bar, we have to rearrange the electrical. Adding can lights to the kitchen, an over the sink light, and lights over the bar. We had to chisel a trench in the concrete to get the wiring from the wall to the bar since the cabinet structure was removed. There's also some electrical wiring to disconnect from the "4th bedroom" the previous homeowner built in the garage.

Trees have been trimmed, stumps removed, and landscaping trimmed and cut back. Still have to get the irrigation system running.

Floor guy is meeting with me in the next couple days. We're doing tile throughout the living room, kitchen, and family room areas, as well as in the bathrooms. Carpet in the bedrooms.

@David DuCille That's the worst! We've gone through about 4 painters in the past year! It's so hard to find good ones who are reasonably priced. Or they'll give you a good price the first time, then jack it up the second time.
