Hey Guys,

        I have a seller who put major upgrades into their house and now wants to sell quickly and move out of state.  This house literally needs almost nothing.  It doesn't even need to be painted!  This house is the nicest house in the neighborhood.  It may take 1,000 bucks after they move to clean it up and replace a master vanity cabinet and that's pretty much it.  I want to buy it and put it right back on the market immediately.  The area is nice and here is how the numbers break down

Purchase Price 200k

1,000 to clean and replace master vanity

Sale price 240k - 

35-40k - roughly 10% at worst - 

I am looking at doing a flat fee listing and doing the showings myself as I live right around the corner.  I will split the deal with anyone that can provide financing.   I am looking specifically for a private money partner - I am not willing or able to tie up any of my own funds on the deal at this time.  Message me for more details if interested.

If you have cash it's one of the best ways to buy.  There's a strategy to it, though.  If you're interested in funding some deals through the auction, shoot me a message.  I am looking for joint venture partners interested in making their money work for them.  I have everything else needed from due diligence, contractors, attorneys, realtors and experience etc.. I am local to the Jacksonville, FL market as well.

Hey Everyone,

I'm in the Jacksonville, Florida market. It's a pretty hot market as you know and I am seeking an investment partner. Basically, you provide the money and I provide everything else. Why would this type of partnership work? That's a great question! I have the necessary experience and contacts to make the most of every situation. I provide the leads. I am my own marketing machine and I mainly find off market houses. I also have an excellent realtor that works almost exclusively with investors and she also feeds me deals here and there. She sells my houses quick and gives us realistic information on our ARVs. I have been running rehabs as a project manager for other investors for years. I know what it takes to get a rehab done on time and on budget. I work the numbers every single day. I would like to JV with someone who has money to invest and needs the right people to work with. I do not want to do 10 houses right out of the gate with you. I want to start with one at a time, maybe two depending on your comfort level and get it going like clock work. I do it every day for other people. I'm spending my own money on marketing and finding the right deals. We can talk about any number of situations that can work for both parties. I worked for a contractor managing the rehabs of many many JWB houses. They have a formula that seems to work okay. They are really great at purchasing 2/1 and converting to 3/1-3/2. That drives the cost of the rehab way up - The areas that I had experience working in for them were all very questionable which would explain some of their high turnover. ROI wise I haven't heard of any real legitimate complaints so as long as you run the numbers and they work for you then I'd say go for it. As far as the quality of their rehabs that I was involved in, I completely approve. They take some real monsters and turn them into very respectable nice little houses for their area. They always did what was necessary which is certainly not the case with other turn key providers!

Hey Guys/Gals

       I am hoping to get a consensus on which sites you believe are the best for pulling your comps?  I am in the Jacksonville, Fl market and I seem to go back and forth between zillow, trulia and realtor.com, but honestly I rely heavily on my local realtor to give me a good analysis and appropriate comps.  I don't want to send him every little house I'm looking at, though - so what do you guys think?  Is there a site everyone likes that is head and shoulders above the rest?  Thanks!!
