Quote from @Jon Martin:

Crime Grade is crap. It displays what I know for a fact to be A+++ neighborhoods in towns that I've spent decades in with $1M+ homes, that I know are some of the safest and high end neighborhoods out there, as dark orange. It's nonsense. Seems they aggregate all crime and group them by some meaningless border less census tract or something. Plus they are trying to upsell you on other services.

Interesting. Thanks for that. My zip code is rated C+ and it feels pretty safe to me.

Quote from @David Krebsbach:

Many city government websites report their local crime stats. Which areas are you looking in? I'll see if I can help find the stats you're looking for.

 Thanks, David,

I'm interested in quite a few areas. Atlanta, Phoenix, Wilmington, Nashville, Raleigh, Charlotte.

Any help would be appreciated but I'll check the city websites in the meantime.

Thanks.

Can anyone recommend a way to check out the crime stats for the areas I'm looking in? I've been using crimegrade.org but I don't know how accurate it is.

It's telling me that a lot of the Zillow properties are in areas with D and F grades.

Here are a couple of links I use:

https://spotcrime.com/#33.4505...

https://communitycrimemap.com/

https://vestmap.com/

 Thanks!

Quote from @Jessica Lambert:

I have a rental home in Waynesboro PA. The tenant has not paid September or October rent. She has been on a month to month lease since March. I have a strict no pet policy and she had multiple animals in the home that have destroyed my new flooring.  She advised me she would be out by today. Over half of her stuff is gone, but there is still a lot of stuff there (packed and unpacked). She has not responded to my phone calls or text messages in over 3 days. What course of action can I take? Am I permitted to remove her belongings? Thanks for your help! I’m relatively new into rental properties and I have never been in this situation before.

I'd recommend investing in landlord-friendly states like TX. I hope you get a good outcome soon!

Hello investors. I just joined BP. Looking to add to my modest portfolio with some cash-flowing (out-of-state) multi-family rentals.

 Hey Marcos!

Welcome to BiggerPockets. You should definitely look into doing some BRRRRs to achieve this faster. Happy to connect and help.

I'm definitely considering the BRRRR strategy.

I just don't have a team in place. If you can help with that, lemme know. Thanks.

Hello Marcos, I highly recommend south-central Wisconsin.  Check your inbox. Thanks.

 Ok. Thanks.
