It's critical to have a good local team in whichever market you invest in. Akron and Cleveland have a lot of cash flow but a little less on the appreciation side. What made you select Akron?

Ohio is a much affordable price point then out west markets. I know Columbus has some affordable and good investment properties here. You could even buy a home here and Airbnb it out while you're away?

Columbus, Ohio is a great market to invest in. I've been investing and helping clients here for years and everything keeps growing. The most important thing is to find a local team wherever you identify as your market to invest in.

Do you own your home currently? I'd recommend an owner occupied 1-4 unit house hack if you can.

Keep consuming information, but don't get into analysis paralysis. Select a market, then build a local team there. After the first deal it gets easier.

That’s a great foundation to have credit + down payment. If you don’t already own a small multi family house hack where you live I’d recommend starting there. Then after, identify a local market you want to stay focused on and develop a team there - agent, contractor, property manager, and lender.
