The Midwest and Ohio in particular is a great place to invest to achieve higher returns than out west. If you’re paying high rent in California now it also could be smart to get a low 1-5% down 1-2 unit in California and start eliminating rent you could then use those savings to buy homes in the Midwest. Columbus, OH is a great market to be in!

It's $99 to file a new LLC through the Secretary of State. A statutory agent needs to be someone who is a resident of Ohio. If you find a CPA or lawyer here to help with your filing they can be your statutory agent.

You'll need to talk to a lender. I think if it's non owner occupied its below 40% but they could use the income from the vacation home to your DTI.

Throughout the midwest you'll find strong cash flowing properties. In Columbus, Ohio you can find 1% rules throughout and a very low price entry point. No matter where you invest its critical to have a local team of agent, lender, property manager, and contractors.

Try to shop some local sellers of stainless appliances. You’ll probably pay the same amount as new white standard ones

Congrats! For me getting my license and learning under a mentor helped me grow my business and my real estate acumen. There are many paths to go in to continue to grow your rental portfolio/experience. No answer is the right way. Go whichever path you feel most natural to you.
