I like long term buying and holding in B class neighborhoods of Columbus, Ohio.

The short term rental information can be found on the columbus.gov website.

You'll have to develop relationships and prove to those owners that you can be trusted to run your business out of their properties. It is not an easy pitch but there are owners out there who are open to that.
