You'll have to develop relationships and prove to those owners that you can be trusted to run your business out of their properties. It is not an easy pitch but there are owners out there who are open to that.

Your property management will be higher due to leasing fees. Also your property taxes will get reassessed at $85k x ~ 0.0218% = $154/mo. Just my first glance thoughts.
