You need to analyze markets for the returns you're trying to get and then reach out to people in that market such as agents, property managers, lenders, etc and see if you can start to build a good team there. You can make a boat load of money in every market, there's a reason why everyone doesn't buy $10k houses in Detroit and rent them out for $600...a lack of a good team there.

You should focus on one market and try to buy your first deal there and build out a team. Your first deal will not be a grand slam. The most important thing is that you get started!

That sounds like an old bill that was unpaid...in Columbus the water follows the property/owner, regardless of who's name it is in. You'll probably be liable for this one. You may be able to fight Section 8 for it.

Dayton is a strong cash flow market, but lacks some of the appreciation that the larger Columbus offers. Some people like Dayton for the low price point sub $100k.

Columbus on the other hand offers a great hybrid of cash flow and appreciation, but it’s even hard to find 1% rules in decent neighborhoods here now.

Columbus, OH is a great cash flow and appreciation option

Those are all great markets - Columbus, OH is also a great market for cash flow and appreciation hybrid.

I would check the seasoning requirements of that lender, some require 6+ months.

Rentals are great, you could use a DSCR loan without a W2.
