You can do a 5% down conventional on a single family with a non-owner occupied co-borrower. It only works on single families though. Best of luck!

You should be relying on a licensed inspector for your "walk throughs" and should have them do high level skinnier versions of the reports so you're not paying for a full inspection on every walk through.

I would make sure he doesn't know your face was the one who he talked to on the phone. Just tell him you're the maintenance guy and act oblivious when you're on site. Let the eviction attorney take it from here and distance yourself if you're scared.

You should find a good buyers agent who is going to work with you through the buy process and the eventual sell process. Find someone who is hungry and likes the investment side of real estate, bonus if they own rental property.

My understanding is that both parties who are entering into the lease agreement need to be clearly stated...lessee and lessor, without that it is not a valid contract. This is not legal advice, please consult a lawyer.
