Columbus Ohio is a great market to find singles below $100k. Duplexes run closer to $150k + for decent ones

You should look to the midwest for 1% rule rental property. Columbus, OH is a great market.

A multi-family with studios/1bds in A/B class area because we can provide the best guest experience, have good long term renters if we ever needed, and they do great on Airbnb.

Target bigger and better deals, use hard money or other peoples money. Focus on one market and get economies of scale there.

You’ll have the best luck sticking to A/B class areas for short term rentals from my experience. Mid term stays can get you through slower season Nov - Feb, but nightly is the most profitable.

Columbus is a great growing market and the capital of Ohio. We have tons of new companies moving here, new sports venues being built, and a rapidly growing population. All make well for short term rentals. I manage over 100+ through TailwindSTR, but we only do A/B class studios or 1bds. I would recommend targeting the right A/B locations that people will actually enjoy their time staying at.

The Midwest offers a lot of great cash flow, appreciation or cash flow/appreciation hybrid markets to invest in. It really comes down to what you value the most. Columbus, OH is a great cash flow/appreciation hybrid market. You can find 1% rules, mainly in B-/C+/C areas.
