Well, I was looking thru' the websites Trulia and Zilliow in the Miami area initially....
The Mutli family there seems very expensive and the SFH are mostly sold vacant.
As I was searching, I found Phoenix with sub 300k multi family and the number seems to work... And of course, I have read about Phoenix here and there even though I have not been there before.
I also tried looking into New York and San Fransico area but they are costly...
Any recommendation will be helpful...

Hi,
I am wondering if any bank is willing to lend to a non resident without credit record?
I am targeting some sub 300k mutifamily at phoenix area and I thought that if the number works, the banks should be able to lend right?

Most SFH seems to be sold vacant and I need to get a tenant myself after the sales.

I thought that it depends on the location and its potential and to go where the potential lies...
I am looking at Phoenix Arizona and wonders if its a good place to start my 1st mutlti there...
Initially I thought about florida miami area because the prices has come down 70% from its peak. but the vacancy situation there is a little worrying...
I wanted to buy into a good location with good tenants. don't mind paying a little more for it so long as I get positive cash flow.
BTW, is using cap rate of 12% at Phoenix Arizona reasonable?
As I am a non resident, I will need the services of property management companies with a "öne stop shop" concept. Appreciate if someone can point me in the right direction...

I saw some in Phoenix but it seems very far from city centre.
