Having a very negative experience with Suncoast at the moment. Did anyone here switch to another PM in Jacksonville that they are happy with? If you did - can you please share? Thanks!

I'm looking to buy a turnkey property. It is a new construction and seems to be a straightforward deal. Would you still hire a real estate lawyer to review the contract and assist with closing? Please advise! Thanks!

Thanks a lot for your responses! Good point about apples to apples comparison. so if we compare investing retirement money in stock market vs real estate. looking at historical numbers overall, real estate only wins if you leverage. However it seems that most non-recourse lenders only letting leverage 50/50 or 60/40. They also ask for significant cash reserve to be kept for each property - that nearly kills the leverage benefit since you aren't putting the cash to work - it's just sitting there. if one wants to diversify their portfolio into real estate in the retirement account - why not just buy into a REIT?

It's an old thread, but maybe someone can confirm/object: If non-recourse loans are 3% higher than conventional and they require higher down payment, then why do people do it? For example if one has 50K in solo 401k and 50K in cash, than that person would be better off putting down the cash and using conventional mortgage than using their solo 401k money and getting non-recourse. In other words, one should only use the non-recourse loan and their solo 401k (SDIRA) if they don't have cash/can't take out regular mortgage?
