Hands down the smartest way to scale your business.  eXp provides all that you need to grow and scale your business. and, as it has low overhead (virtual) and is much more than a real estate company, it is publicly-traded and is the most sustainable real estate business model out there. I’ve been able to grow my business by building a network of 35 agents across 12 states without buying technology, training agents or opening offices. Undeniable!

@Alex Lyne are you licensed in MA? I'm confused as you can literally work anywhere (all to states and 24 countries) so long as you have a real estate license in the location you want to work in. Or you can work strictly as a referral agent and get paid just for connecting clients with agents but you wouldn't have access to the MLS or be required to pay association fees, etc. Happy to have a conversation.

@Teesh L. It’s always a good time to invest in real estate providing you have sufficient cash reserves and aren’t over leveraged. Market conditions are constantly fluctuating…. 20 years from now you’ll say ‘I shoulda’ back when prices and rates were so low! 😯

@Josh Young congratulations on passing your real estate exam! I started my real estate career in much the same way- started as an investor and wanted to learn more about the industry- After 15 years with a traditional bricks and mortar brokerage that took a high split in order to pay for all the real estate offices where they conducted live training, sales meetings, etc, I moved to a virtual brokerage 5 years ago and not only have 24/7 access to more training & meetings that I can absorb, but am also making much more in commissions and other alternate compensation while being able to scale my business across all 50 states and overseas- A great option for professionals who want to run their own business without a lot of hand-holding & broker expectations for sitting desk duty, mandatory fees, etc. Happy to have a conversation.

Good morning @Marian Huish, from my understanding section 8 voucher were originally created to help people buy homes, but it ended up being used for paying rentals. Attached I added more information for my state. https://www.mass.gov/service-d...

Wow  this is very interesting to me as I have never heard of this @Nolan Fernandez!  So if the voucher will be paying the mortgage then I’m assuming that means they will also be on the deed? The government is now buying housing for low income families?   it seems if it can be done in one state it should be able to be done across other states…  Doesn’t sound right but something I’d like to learn more about.

Hands down stay with eXp Realty @David Ackley!  You’ll have access to the 60+ hours of weekly training and all the cloud-based tools in the virtual world regardless of where you go and will be assigned a mentor as a new agent in any state you’re licensed in.  And since you already have relationships with your eXp team, they can continue to nurture you and you can go on your own at some point where are y’all then be at 8020 split with a 16 Which then takes you to 100% split. And while it may not be important to you now, you will receive performance stock awards and equity ownership in EXP along with Other passive revenue share opportunities. One thing you didn’t mention is that KV core is the EXP provided CRM that you’ll have access to for free! This is a system that you would pay $800 per month for elsewhere… Obviously your team has chosen to use Boomtown instead. There’s also healthcare, and many of the affiliate partnerships that help you to succeed in your business. Talk more to your current team to make sure you’re aware of all of the resources available to you, regardless of where you go! All the best!

You mentioned you have a strict requirements as to who you attract @Sara C., perhaps that's part of the problem? Do you have it listed in the MLS? I would highly consider hiring a realtor to put it in the MLS as Realtors are already working with qualified tenants who are pre-screened. Well worth the cost of giving up the first months rent.
