@Ali Veiseh I've been receiving more and more of these...  I have closed deals with out of state buyers in the past but really can't trust anyone who isn't prepared to have a phone conversation.  They say they want to correspond via WhatsApp (only) and that they 'don't use email'...  red flag.  Unfortunately I'm being more inclined to not even respond to texts, etc. from buyers I don't know.  I'd run it by your Broker or team lead for guidance if you have specific questions.  That's what they're there for!  -best.

Get your real estate license but continue with your education and go to college. It will make you a more credible filter, temperature, and well grounded person!!

your brokerage should be helping you with this @Billy Daniel, but there are a ton of them out there... some more expensive than others@. Most are on-line and offer good free stuff before you need/want to sigh up for more.  In addition to the old-schoolers that @Bruce Lynn mentioned (Tom Ferry being the best but also the most expensive (follow his youTube channel), I would recommend Ricky Caruth (cold-calling), Krista Mashore (video marketing), Josh Schoenly (digital lead-gen, you can find him on FB), Tim and Julie Harris, Grant Cardone... I can go on but a quick Google search should give more results.  All that I've mentioned are excellent and, as I said, you can learn much by watching their videos & following them on SM.  Many of them have since also partnered with eXp and offer free coaching in our Workplace.   Also, by the way, KVCore is an awesome AI lead gen system that you get for free with eXp.  I'm sure your brokerage should offer something similar.  Use the tools provided for you... but whatever you do, stay away from Zillow as the leads are expensive, not good quality, and is now a direct competitor as a brokerage!  Buffini is also 'old-school[, he's good but I don't care for his approach:  it's all about asking for referrals!  Best of luck-  Marian.

You’ve got some excellent advice here @Reza Hosseini!  The biggest challenge you’ll have is starting part-time as a new agent as many traditional brokerages won’t hire part-time.  Although you do have some investing experience this can be helpful, but may also may be a red flag to brokers that you may not be focused on selling to clients and making money for the brokerage.  Selling your own properties is also viewed as high risk with potential liability to the broker.  You may want to also consider joining a team until you get rolling…. You have many options in choosing a brokerage- you can either go the traditional bricks and mortar route (remember Blockbuster? …although you may be too young to remember them!). …or you may want to consider a virtual brokerage (think Netflix!) which may likely be more suitable for a part-time agent who can access training 24 seven. As an investor you’ll also want to know how much the brokerage is going to charge in a split for your personal deals. I would add a eXp to your list in researching your options. My understanding @Tracy Burns is that when you move from the home, you will no longer be eligible for the Homestead Deduction and will, therefore, be no longer eligible to have your STR license according to DC's current law. Enjoy it while you can! Marian

I'm curious how many here on BP have successfully obtained their short-term rental license for your DC AirBnb? I ended up listing my property that I've owned for 20 years for sale. It's been a good rental and I didn't want to go long-term again so as to not have to deal with TOPA when I sold.  -Marian
