Are you currently profitable @Christina Tsutsui-Tharp?  Do you have the time, money & experience to  begin recruiting, training & managing agents who will eventually leave you to build their own business?  Why not partner with a company that can provide you all of the back office support you need with no franchise fees or costly overhead while providing you additional income streams, stock and the ability to scale your business worldwide?

You need to work this out with your broker @Account Closed

@Ian Meyer i’m also a bit curious that you say you have staff in place and the business set up but you have not yet passed your state exam? I must have missed part of ‘your journey’ as it seems the cart is moving before the horse!?  As far as I know, all states require experience as a salesperson before running your own brokerage!

Congratulations on your decision to start your real estate career @Ian Meyer- Why not consider a brokerage that can enable you to do either?  You can self brand and build your own business locally yet net work and scale your business to service clients and receive referrals from all 50 states and 23 countries worldwide!  You can also build your team of agents without having the liability, responsibility, etc. of a broker yet being paid from their sales for as long as they are selling real estate. Join a borderless brokerage that will provide you all the training and technology and support you’ll ever need but without a franchise fee. Oh and of course you’ll also receive stock awards and revenue share. Be happy to provide more information but this is a good start; https://life.exprealty.com/why... I wish you all the best in your decision but there’s really no reason to reinvent the wheel!

Which brokerage are you with @Account Closed?  Ask your broker…. If you’re the Broker, maybe you should join a brokerage that can help you with this.  If 2 agents share one side of the transaction with each getting 1,5%, each would get 65% and 70% of that 1.5% respectively.

So which brokerage did you decide to go with @Tom Dempsey?  Curious how you decided!?

As Realtors @Glenn Himan and @Tom Dempsey, I would reach out to your Broker & other local agents for this type of information.  Also consider local mastermind or Realtor networking groups rather than a National investor forum.

That needs to be worked out with either your Broker or team lead @Account Closed- typically there's no regard as to the Broker/Agent split on a transaction with a shared commission.

So are you licensed already @Ryan Rabbitt? And you have no plans to sell to others? Unless you really transact high volume you'll end up spending more maintaining your license (with MLS access, joining an association, etc.) than you'll save by being your own agent. Google discount brokers. Best of luck!
