@Nicky Reader Funny. Friend sold inherited apartment complex 1031 to sfh portfolio. I can only assume to be able to sell off one by one as needed during retirement. Different folks have different strokes.

@Aaron Rizzo Sorry, but no way 1 month and $2500. I have never built a thing in my life but I know how material costs add up. windows, doors (need a closet to be a bedroom), framing (wall and roof), insulation, sheathing, siding and trim, weatherproofing tape, sono tubes, rebar?, concrete, floor joists, sheetrock, tape, mud, paint, romex, finish floor and interior trim...I use $7 tube sealant when I paint, and exterior paint @$38. Permits. You can build a shed for 2500 but I don't see how you can add on a room. If there is decent demand for a 1 bedroom I recommend you wait until you have extra money to add on. And time. Thats a lot of work for evenings/weekends, weather permitting. You also have to go get all that stuff and drive to the worksite.

@Isacc Lightbourn I have hardwoods in one rental and do not allow pets. I recommend vinyl plank, no carpet and allow pets, at least dogs. I did vinyl plank everywhere but carpeted the bedrooms in one rental. I should have done all vinyl because I can never match it if I go back and vinyl the bedrooms. Allowing pets is just good business if you screen well.

@Michael Antinucci Your lease should spell out a per day holdover charge, should be double rent. It comes out of the deposit. You should send a move out instruction letter a week or more prior to move out listing expectations for a full deposit refund.

@Josephine Wilson Have you filled out a mock schedule E? And put down, say 30%. I think people are looking for a store of value or inflation hedge right now. plus low interest rates is an attraction. and yes, junior may be in school there now or in the near future.,

He's on facebook. He grew up spending summers painting houses on Cape Cod for a relative..I think he still goes up there. Anyway, he was fast, neat and reliable in my experience and well priced, but that was a few years back.

Does KW use their own listing agreement or the TAR one? And will they cancel the contract if you decide not to sell? Or will they try to get a full price offer and force a commission? I assume KW has attorney power to go after commissions w/o a sale but that would seem like bad PR.

@Matt Davis I cannot see a reason to replace cabinets unless you are moving them around or redesigning the kitchen. or they are broken. Paint helps enormously. If the interiors look yucky paint inside too. High gloss so it wipes clean. you can order new doors online but yours look fine. We have replaced drawer guides before. You can get new hinges. or if you have a drill press make indentions for European concealed hinges. The countertop is what matters most aesthetically if the cabinets are functioning and painted and there are beautiful preformed laminate choices at box stores.

@Maria D'Aura You absolutely should be able to take title as sole owner. If it is not a homestead. No matter what state. You just need to find out how the title should be worded and probably, as a precaution, have your spouse sign a statement granting you full ownership as the property was purchased with inherited money even if you are careful about maintaining a paper trail.
