I just used a company called Boundary Zone. I ran into a problem with my flip where the city was saying I had exceeded my lot coverage. They came out right away and I had survey within 6-7 days. I paid 625.00, because they did survey as well the lot coverage calculations.

Why the double closing? I don't understand this. I bought a house cash and flipped it. It's being sold to new owner on April 12. When the attorney contacted me for pay off, there was a line asking if I had any other payoffs to anyone, or if I owned the house outright. I'm almost positive that you can put this on the settlement statement. For example, 40k going to so and so. I used a Home Depot project loan card for a portion of my rehab. If I want to pay this out of my proceeds. I can. All I have to do is give them the payoff info. Address etc. I would be more concerned with either getting added to the deed prior to spending any cash. Even you had an attorney draft up an agreement. It's still a civil case of things go south. I'm not questioning the friendship. But better safe than sorry. I have found that when it comes to money, the friendships/ family ties go down the drain if anything were to come up. If you are on the deed, they can't sell without you and vice versa. If I were you I would call an attorney that specializes in real estate closings and ask if these proceeds can come out of closing to a third party vendor/individual. If you both are on the deed then the proceeds come to both names.

I typically stick to rule of "if it's too good to be true, it usually is". Besides that, I am always very very skeptical of folks pretending to want to share their many many clients, etc. if you ask me for money up front, I run. If you ask me to pay for one of your classes on how to become rich, I run even faster. I'm sorry, but I just do. I am sure there are nice people out there offering advice, but it's nothing that you can't get on your on.

Yeah that sounds insane! I once had a tenant that got a 1000 dollar water bill. It turned out that it was for 2 months. The toilet upstairs in an unused bathroom has a leak. She said she heard something but had no idea what it could be. I told her I was not responsible for monitoring the toilets. That if it was leaking she should have turned the water off to that toilet and notified me immediately. She was kind of an air head. I did pay like 200 dollars of it, by force because she took it out of the rent. These people were nothing but trouble. I ended up allowing them to break the lease just to get them out of my life. When I went to do the inspection I found out that their "service dog" had thrashed the whole house! Ate the Windows! Pissed on every wall! I mean it was awful. They left me all their trash, only gave me back one key. I took them to court. So whatever you do, make sure you cover all your bases. You don't want this to be a constant issue. Get a copy of the bill before you do anything!

Ga MLS has an online class. It's less than 200 dollars. I just finished mine. It was pretty user friendly. I actually did the whole thing on my iPhone.

It depends on what it is. Example: I took down some 14-16 foot benches from a deck and I thought I would reuse but I never did. I put them on Craigslist and someone came and picked them up. If it's all just trash and debris then call roll off container service and rent a huge dumpster. In my area they also recycle a lot of these materials. For example, wood. They charge you 35 dollars per ton. So just depends on what you have.

I have a single family residence that is rented and it will be paid off in 5 years. I also just finished flipping a house that I purchase cash. It's closing on April 12. So I'm looking for a vacation rental of some sort. I found a beach house that rents out for about 300 per night in Florida. So I'm thinking maybe something like this. My intention is to get a loan for something like this and with the cash that I make on my flip reinvest it into another ugly house here in Georgia.

Wow. This sounds like a nightmare. If they are ever late, do not accept any further rent and make them move out. Furthermore. I would just go ahead and take them to court. You know you can pretty much sue anyone for anything! So you go to court and simply petition the court to make them move. You explain that this tenant has a legal lease, that however due to the employment situation things have just gotten way out of hand. That there is huge conflict of interest. Furthermore you can state that due to these folks living in the property and also working together you are seriously afraid that something horrible could happen to your grandfather. That he's old and that you are afraid that these dealings/ interactions could cause your grandfather to fall ill, or have undue stress. It's the truth. I guarantee that if you go in there and prove that they have not made timely payments, are causing too many issues, a judge will not look at this in a positive light. We are all emotional creatures. In Georgia the court does not Mess around with matters like this. Worst case scenario you pay for these folks to move the hell out of the house and you wash your hands of this. Believe me! It will be so worth the money!

So I just submitted a loan ap with my credit union. Going to buy either a house or possibly a condominium. I really want to find a place that I can do an Airbnb, VRBO, type of thing. Any suggestions? Ideas? Home prices are going through the roof here in Georgia so the market is super competitive. Anyone else have a property like this in their mix? I am hoping it will be worth the head ache. I figure if I can find someone to take care of the cleaning and all that jazz I should be good. Crossing fingers.
