So I just submitted a loan ap with my credit union. Going to buy either a house or possibly a condominium. I really want to find a place that I can do an Airbnb, VRBO, type of thing. Any suggestions? Ideas? Home prices are going through the roof here in Georgia so the market is super competitive. Anyone else have a property like this in their mix? I am hoping it will be worth the head ache. I figure if I can find someone to take care of the cleaning and all that jazz I should be good. Crossing fingers.

I have just completed my licensing class in Ga. I was licensed for about 10 years before the real estate market tanked. I got out in 2008. I only want to be licensed for my investment properties. The real estate office that I am going to join charges a monthly fee and and you are on a 30/70 split. Which is totally fine. I wouldn't want to be a broker to keep all the money. It's just not worth the head ache, too much liability. Even when you are agent you held to a much stricter code of ethics which is fine if you are doing everything right. However if you are someone that likes to cut corners you could get yourself into a lot of trouble. I have a full time job so going out there and cold calling and trying to find my next deal just isn't feasible. The last home I bought I just called the agent directly. I told him I had no realtor and that I wanted the house. To tell me what it was going to take to get it. I bid as high as I could and I got the house. Most of the info you need to know about the comps in the neighborhood are available on Zillow and other sites.

I looked into dhm. It scared me a little though. Anytime I read negative reviews on a company it makes me wonder how legitimate they are. Especially when they are asking for money up front. I looked into the company because I'm waiting to close on my my house. After talking to them I wasn't quite sold. I won't need their loan if I can close thus deal and just be patient. I always get a little weary when anyone asks me for 2500 dollars up front. Then with reading the bad reviews it just didn't give a warm fuzzy feeling. Slow and steady wins the race.
My tenants are pretty savvy and they started sending me their money through an online ap called Venmo. It's great. I sign up for it, they a we me a friend request, I accept it, and you're off! You can send, and receive money from anyone that is on the friends list. Once you get the message that you have received money you can transfer it to your bank account. They used to just mail me a check. This is so much easier! I'm sure pretty sure it's pretty secure as well. The tenant sent me all of his information for his lease application through an encrypted email! So I trust that it's a pretty safe ap!

Anytime you are working with a contractor, or even a handy man, never pay until the work is complete! Ever. Even if they are licensed. Make sure everything is up to your standards as soon as they start working. If you don't and you just let them keep working. It will be impossible for them to want to make any adjustments. I have paid many licensed insured contractors that do pull permits that have no respect for their profession. Even something as cleansing up after themselves. I mean really? I don't want to pick up your trash after you work on something. Be upfront and make sure you voice your concerns early! I once had a licensed, insured, reputable company swap out an electrical panel ( 3500-4500 bucks) and they left us with no electricity in one section of our house. No fridge, no a/c. They never called to mention it. I only found out about it when I got home and it was hot! I mean really???

Ok so I have a house that I just finished. I bought it for 49, spent about 65-70k on it. I listed it for 180k. I did a FSBO on Zillow. 3 days later I get a full price offer on it. I negotiated to pay just at 3% commission and no closing costs. I am horrible human being that believes all we have in life is our word. So I told the agent that I would not look at another offer while we talked about adding a fence (at purchaser expense) to the contract price. I put a lot of detail into this house, it was a labor of love and it shows. So now I have someone else wanting to look at the house, and a realtor that wants to show it to another client. I can't help but feel like I left money on the table and that I underpriced it. The area where the house is located is red hot right now. Everything that was on the market is under contract right now. I know the right thing to do is to keep my word. However I can't help but feel that I could have made more money on it. I technically don't have a contract yet. Nothing binding. I just needed to get that off my chest!

I bought a home for 47k put about 60k into it. I have listed it for 180k. Got full price offer 3 days later after listing it on Zillow for sale by owner. I am going to pay 5400 in commission. If it closes I should make about 67k. It needed sooooooo much work! It really did turn out beautiful! It was basically down to the studs. Everything is new. Now I'm thinking I may have underpriced it. Not sure how to add pictures on here from my Cell.

Listed my house on Zillow. Got a full price offer within 5-6 days. Maybe thinking of listing it with an agent? Not sure what's best though. I have it for sale by owner. Person that made offer has a realtor. They are asking for commission and closing costs. Maybe can get better price of I just list it.
