I'm very confused. How would you adding a contract when you don't know the actual payoff? Why would the payoff on the mortgage not be the first thing you look into? This is very scary! Sounds like an easy way to lose your a$$.

I have a house that I purchased to flip. I am almost done with it, I paid cash for it, I have about 105k in it. Can easily sell for 140k on the low end and -160k on the high end. I am getting ready put it on the market. However sometimes I wonder if I should just rent it. I am sure I could easily get 1200-1350 per month easily. I really can't buy another property cash unless I sell this one. I have good credit and plan on starting to look for a cheap rental property here in the next month. I also have another house that was my primary residence that will be paid off in about 5.5 years. If I keep both as rentals. I could also have original home that I used to live in paid off in less than 3 years if I apply both rents toward the mortgage. Any thoughts?

Michaela G. I'm curios to know more about Pittsburgh neighborhood. I see very affordable pricing. Do you most buy to rent that neighborhood? I just don't know much about that area. Pricing makes it interesting...

It's doable. Just don't expect to have any free time to do much else. It's stressful. I am Just wrapping up my project and it's been a process. I also work full time and have a small baby. It is pretty stressful. Anytime off that I had I was basically working on the getting everything together for the house.

I would not do this. If you have a problem tenant, just cut your losses and move on. I know that hard to think about especially if you have to pay the mortgage on your own but believe me, in the long run you will be glad you did. I had a tenant that was awful! They bounced the deposit check! They brought me cash pretty quickly but in hindsight this was a clear indication of what I would be dealing with. I ended up having to evict them. I won a judgement in court for all the rents. After I evicted them I had to spend thousands in getting house back to a rentable condition. When I tried to go after their money they declared bankruptcy! Run!

Hi everyone! My name is Maricela! I am currently working on the final touches of my current flip in Pine Lake Georgia. I am looking to get educated on possibly buying my next flip at the court house steps or where ever I can get a good deal. I sold real estate from 1999-2009 and I am currently looking to get back into the investment side. I would love to partner up with someone that is maybe looking to invest money even if they aren't really willing to work through a project. I want to buy ugly houses and make them beautiful again! I would Love to hear from anyone that maybe has some good deals on their hands. I am listing my house probably by next and hope that it sells quickly. Ideally would love to do 3-6 properties per year. I am in the North Decatur/ Tucker area.
