I have great fix and flip buy for SFR in Fitchburg..$148.9...over 1200 sf with only 2 bed1 bath so expansion possibilities within the same footprint. Also has a full basement with a walk out access which can have an added bedroom and or bath. If anyone is interest please contact me

Not hard . But remember you'll be paying the closing costs again- Most times even if you use the same bank . There might be a little discount in 5 years with the same bank if you sign up for another ARM with them.

did you check out if they are paying taxes based on a single family house? Did you check if there were permits pulled and approved to build a separate 2nd structure? make sure you know what you are getting into and make the offer appropriate for any risks

call the building dept and look it up in the assessors database.. if you cnt get thru to building assessors office can tell you what they pay taxes on..won't be able to tell you if you can go larger

You can also look at hard money people who do cross collateralization  if you have other assets 

Don’t muck around with insurance. In the end it’s just not worth taking the risk. During your renovation you want not only builders risk but you want vacant dwelling insurance. The problem I found with many companies is they charge you basically for a full year even if you don’t use those things for the full year. So shop around
