Tom, I'm sorry to hear that you're having a hard time with your contractor. Unfortunately I don't have much experience with the legal aspect but I may be able to offer another point of view. Does your GC know that you are unhappy with the work and progress?

If he does and thinks you are incorrect on the progress of the project and does not want to rectify the situation then I guess you're forced to proceed to the legal end of things.

If you're GC does not know how you feel and isn't aware then I suggest that you meet with him at the house with a list of your concerns with progress and payment of the project to see if you can come to an understanding before you have to shell out more money for any legal fees and on top, possibly have him make it even more difficult for you to reclaim any money that you may have paid him in advance for up coming work. Just another angle if you haven't already done so.

As a Electrical contractor (and some GC work) over the years I have gotten to the point of becoming extremely detailed in the work I do, doing so leaves very little margin for misunderstanding of work to be done and not to be done.

@Alex Franks thanks Alex, I'm lookin to invest in long term I ran some numbers on a few properties (conservatively) with the bigger pockets rental calculator and I was seeing 12%-16% at the end of the month on a few properties. Figured this is decent for Long term let me know your thoughts.

Hey my name is Mario I'm currently in NY but will soon enough be in North Carolina. I'm a licensed electrician by trade and I'm looking to get into rental properties in the Charlotte area and about an hour or 2 radius from there. I have experience in multiple renovations (not mine unfortunately) that I have done with a buddy of mine. If anyone has any questions for me regarding electrical I can happily answer them for you along with most renovation questions. Thanks and looking forward to gaining a wealth of knowledge from the site.
