@Jason Albasha I'm not what the difference is but the building has settled and they are sagging from the wall

I have a 3 flat , and the stairs from the 2nd floor to the 3rd floor are wooden and sagging, maybe due to the building settling. Anyway does anyone have someone they could recommend to either fix or replace them?

I requested a tree from the city. It was planted on my sidewalk. I have on video that my tenant yanked it from the ground and dragged it to another alley. I found the tree and took a picture, as it had a tag on it with the number. He is a retired cop, who cares I guess. Should I send him the video, confront, end the lease? He pays rent on time, I am upset but I don't know if I should say something now or when I terminate his lease in January, as I have to give him a 4 month notice.

As of right now I have 2 units with 6 tenants, with different end dates on their leases. I am a renter myself. My landlord has us all on the same leasing schedule. I am wandering if I should follow his example?

Does anyone have or know of contact/company that will come out and point out water leaks and provide solutions, something like the "water scrooge". Something to trim down my water bill for a 4 unit property?

I recently purchased a mix use property, 1st floor commercial, 2nd & 3rd residential. I am fixing up the 3rd floor and we need to fix the electrical and some plumbing. I need to get to the electrical main panel in his unit as well as shut off the water while the repairs get done. Unfortunately, the commercial tenant's office opens only during tax season. I emailed him, he is an attorney, I called and left a voicemail asking for his help in getting access and I would compensate the employee for their time. He stood me up once before, for an inspection. The lease says nothing of the key, as I inherited the tenant with 4 years left on the lease. I am going to go, out of my way to his office to talk to him. He has a medeco lock on his door. What can I do if he is putting the lively hood of my apartment at risk.
