To be honest with you I left the colour of the paint to my contractor/maintenance crew.

As it is a rental I did not pay too much attention. I think the grays are more popular now.

Not good. Screening process is critical to source good tenants, so far so good.

Thanks Bill for the suggestion, I will look into this.

At the moment there are no issues sourcing tenants, in fact what I am now seeing is rents are starting to rise.   Detroit is coming back.... about time.

Sadly inventory is very low in Atlanta and prices have soared.

I am not really sure Atlanta makes anymore sense in terms of cash flowing.


Still seeing prices rise, but you will need deep pockets to hold these properties. Even multi units dont make sense, and the competition for these are fierce.

Detroit is great for cash flow and it is now fast becoming a hot market

I got confused as I have 3 other rehabs on the go.

Hi Migeul I get good rates, but I also dont necessarily go new, we go second hand wherever possible, for rentals, massive cost savings. So its not like you are buying off the shelve at Home Depot.

Strategies I have used

Only buy in rising markets, the trend is you friend. 

Look at ways to add value to a property, not just by rehabbing but look at properties where you can add an additional property on the land. Start with small projects. This will be investing on steroids.

Buy distressed properties/foreclosures, rehab/flip
