@John Vo thanks for the response. I read another post from a BP member from 2 years ago and he described the whole Harris county auction process and he said the same thing that it was really a mad house, everyone crammed in real tight, auctioneers not speaking loud enough and maybe didnt know what they were doing, people (maybe newbies) bidding up the price to or above retail....just madness.

But it is something I'd like to see and more important meet some of the investors, people who are actually buying properties and doing it.

I might hook up with the group you were talking about, my only concern is them taking away time from seeing the action and meeting the players, but it might be wise for a first timer to go with someone who can show me the ropes once inside .

Bad thing for them is, thanks to BP there really isnt any way i could see myself coughing up any money for information that i can get here for free.

Hey one, hey all. I dont know if Im posting this in the right place but i had a question.

i plan on going to a auction this Tuesday. I dont plan on buying or bidding on anything at all, rather I'd like to see what happens, how it happens and maybe more importantly WHO's making it happen.

Im really very new, havent got a deal yet, but Im thinking it couldnt hurt to meet some cash buyers just to introduce myself and maybe get their contact info for future reference.

I live in the Houston area and there are 2 auctions I know of; 1 for Harris county and the other for Fort Bend county. The problem is they are both held on the first Tuesday of the month at about the same time of day. 

So my question is to anyone in the area whos has gone to these auctions. Which one of the two would you recommend going to?

Which one usually has more action, more players, more that I could watch, listen and learn from?

Any help, advice, or opinion is more than welcome. Thanks for reading.

Hey @David C. nice post. I know its 2 years old but im new to investing, new to BP and I just saw this post. I plan on attending the Fort Bend auction this coming Tuesday just to meet some people ask some questions and find out who some of the real players are in this area.

Just curios, how has your auction activities gone since this posting? 

Have you been back?

Did you buy anything?

If so, how did it turn out for you?

Congratulations on your first deal!!! The fact that you're bringing in positive cash flow on your first deal is fantastic.

I think (if you wouldnt mind) you should share some of the story of how you made your first deal. Like what type of property, how you found it, how you funded it, what work you had to do to it, finding a tenant.....all the ups and downs of the process. 

I think it wold be really interesting and informational for the rest of us aspiring investors and landlords.

@Juan De Jesús Ive been looking for a CRM thats simple and free too. I been trying Bitrix24 for my other (non real estate) business but its kinda complicated for my simple mind.

@Jennifer L. great point about the scammers, I knew there had to be some drawbacks, I just couldnt think of what they might be. Good advice about the watermark as well.

Great thread and kinda heated. What I dont understand is why would someone come to BP (a forum designed to teach people different ways to invest in real estate INCLUDING wholesaling) and just start verbally vomiting. 

If you dont like it, change the channel. Dont try to intimidate or shame me out of trying to find a way to keep a roof over my wife and kids heads and keep them fed.

I'm just starting my investment career (have yet to do a deal) but i did build a website because of something i heard on the podcast and it says on my website for anyone to read; we are investors and in order to stay in business we have to make a profit. The house could be fixed and flipped (for a profit) or it could be sold immediately (for a smaller, but quicker profit), I want to help people out of their situation but im not doing this for my health. 

Truth be told, we all have our place in this thing, wholesalers, investors, agents we all have a role to play. Why not instead of tearing each other down, we figure out a way to work together, get more business done, more houses rehabbed, more neighborhoods revitalized and some Bigger Pockets for ALL of us not just the ones with a license...

@Julie Marquez So far the reply's sound dead on. The only thing i would add is schedule all the appointments at the SAME time (if you can). Tell them you'll be there from 12-1 or 2-3 or whatever it is and if theyre interested theyll make it. (Not saying be rude but let them know you'll be there for specific amount of time, and if they cant make you'll have to reschedule for another date). 

Let your appointments over lap.....Make them over lap. Let the potential tenants know there are other people interested, that might light a fire under their arse.

Also, pictures, pictures, pictures. From experience i can tell you if you dont have good pictures IM NOT INTERESTED. 

I've been looking for a place to rent for the past 3 months and the pictures are the biggest selling point. I dont care about the deposit (I know I have to give a deposit, everyone wants  one) I dont care about LED lights (sorry, its the truth). I care about where the house is, how much it ist and how it looks, plaine and simple

Picture 3 is a waist, picture 4 looks creepy and picture 6 and 9 are to dark. Believe me im not trying to be rude, I'm trying to tell you how I (a prospective tenant) see's your pictures, and am trying to help you get this sucker rented out quickly. Try getting the camera up high in a corner to show the entire room in one shot as best you can (you are cutting off half the room in the pics) and make the room look big, and try to get more lighting in the pics. Show me the living room, the kitchen, the bathrooms and each bedroom (all with good light and from a good angle). Thats what I the renter want.  

Thats my 2 cents, I hope no one thinks i was being rude cuz i read it back and it sounded a maybe a little bit rude, but that couldnt be further from how i feel. I wish you the best of luck with this house and all your future endeavors.

P.S. One last thing, maybe you might want to give the address out ahead of time (in the ad). When i saw a house i was interested in I would always check it out on google maps and than maybe do a drive by regardless to check out the neighborhood. I know there might be some drawbacks to giving out the address up front but theyre might be some benefits too. Good luck.
