I spoke with my accountant yesterday and he said the same thing as Hugh Ayles. This came from a possible tenant that has had a recent eviction. They were renting a high rent home and got over their heads and want to go to a lower rent home. They said they would let me pull the rent from his check weekly to guarantee the rent payment. I'm debating if this is a safe way fill my unit with might be a good tenants that just wants to make a life change for a better financial decisions

I'm asking this question from a current rent (lease) situation. Example : A tenant just doesn't manage their monies well. So can I set up with an employer to pay the rent direct from their wages weekly?

Welcome David. From one Kokomoian to another!! Did you get your tax liens in Miami County? We have done several in Howard County over 4 years. Some years are better than others. You have been givin good info from the posts above and you are on the right path with then non insurable title. I use an attorney in Kokomo. He has been doing tax liens/ real estate law for over 30 yrs. good luck to you!!!

Yes all the taxes are up to date. The county was not involved or even contacted by anyone. I spoke with them to see and also to see if an owner can "tag" a property as not for sale in their records ( if the property is owned free and clear). I wish it would have sold on the auction then we could have seen what would or could have happened. Well I didnt want to loss this one for sure! I plan to call my attorney today to let him know. I'll report back

I recieved a Zillow report the other day that caught my eye! That is a property I own. I looked it up and yes there it was on Bid4asssets.com. It was on an auction that ended the next day. I bought this property 4 years ago on the County Tax Sale. My wife holds theTax Deed in her name and her name only (stay on topic guys no ?'s here LOL). I called ********** and they asked for a copy of the deed. I sent it and asked for it to be removed. Well it wasn't removed and it didn't meet the reserve. Our atterney was suprised! I haven't called him back yet to let him know of the no sale. Has anyone else had this happen to them?

So far all is well! Lease signing went fine, move in check sheet and deposits!! Thanks to all that guided me to do it. I think it will be a good long relationship.

I'm scheduled to sign lease tomorrow? I'll post back and give a report on how it is working out and if they keep to their occupant numbers. That is my worry. Before I know it 6 guys will be living in my unit. I'm sure I'm over tinking it!

Roy N. Any new news on the remotely controlled deadbolt systems? Looking to get one for a vacation rental that I will manage for a different state. I havn't found anything online about them.
