My opinion only, but I wouldn’t think you would have any issue if all you did was painting and landscaping. Not knowing the extent of the demo I would probably leave that to a contractor if you’re tearing into walls.

Electrical/plumbing etc make sense but a painter is not licensed.


 Actually, my painter and tile contractor are licensed, and are required to be licensed in Arizona.

I hear you on quality and appreciate pro vs DIY, I know how to bid profit margins in construction, but the quote was Acrylic, and its scope was not stated to anything other than 2 showers being replaced and add a ceiling fan. This is some serious gouging imho. I mean C’mon, both combined are like 31sqft of interior remo work for $36k? I’ll go to bat for legit contractors and a great profit margin, but It’s not even a full bath remod…. 
No argument here, if it’s exactly as stated it sounds out of line. Just the timeframe seems off. For a shower 7’x3’, with a mud pan is typically two weeks including wall prep.

I’m guessing they are not doing an off the shelf shower kit but custom cultured marble and a pre formed cultured marble shower pan?

 I do quite a few high end bathroom remodels and the bids I’ve received for cultured marble is higher than tile. It’s a good product but I seldom use it. 
Most of our bath remodels are removing a tub and building a walk in shower, typically about 3’ wide, 7’ long and 7’ tall. Nice glass doors and custom tile work New everything, usually have to move plumbing, Re Route vents, electrical, and occasionally beef up subfloors and change out windows. We use Shluter/Kerdi on every job over denzshield, no exceptions. I never want to return to fix a leak. 
   New cabinets, sinks, fixtures, and flooring, most are in the $35,000 to $50,000 range. I won’t even bid a simple bathroom remodel in the $5-7,000 range. It’s expensive to do everything right and just not enough profit to make it feasible for me. 
I fully understand a talented diy’er could probably get pretty far for that amount.

I moved a few months ago but am back finishing a house for a client and staying in an STR, the market for short and mid term appears strong.

If I purchase the material, it’s on me, if the customer purchased it, I’m not going to replace it if it’s stolen, but I don’t leave anything laying around as an easy target for thieves. My tools are always my responsibility.

Besides building I have an aviation business also, most airline pilots I work with stay in hotels that their airline has deals worked out with. 
   There certainly could be a nitch market that I haven’t heard about though.

As for the gap in profitability, yes it can be HUGE.  I have only bid out one new single family home in the past, and effectively to use a GC would have left me very little profit, within a margin of error that I could realistically see breaking even.  Now this is the one deal, with the one GC, and was a fairly difficult lot and was about 5 yrs ago.

Fast forward to today, and my plan is to partner with a builder on the equity side.  I put up the money, we jointly secure financing.  Builder has a full crew of employees, so will build house at cost.  Split profits.  I believe there is a very healthy margin in this relationship.  AND I get to be passive in the deal while making a similar return to if I tried to GC it myself, since I would be hiring subs are retail rates, where builder has them on salary.


 This is a great way to do it. I’ve built quite a few homes with split equity and the investor provides the funds. So far it has always been a win/win for both parties.
