I second what Todd Dexheimer is saying. I own several SFH in the Saint Paul area, mostly east side near 3M headquarters and a few in the west metro. The neighborhoods very pretty significantly so you will want to do your homework. I personally have not found anything in those areas below 175k that is worth investing in. The good thing is the rental market in those areas tend to be pretty good. If you are targeting that 100k price point you would need to get much further out like Duluth or Saint cloud.

I agree that it’s going to add another headache, but I don’t feel these actions are actually going to achieve the goals the city is looking for in regards to more affordable housing for the intended democratic. As landlords we still will be vetting our prospective tenants for income, employment and payment history among other things. By putting more restrictions on landlords, I feel it may only increase rents down the road and if it scares a few landlords off so be it. There is always room for the savvy investors.

That being said I am not a fan more restrictions.

I agree with all the comments above. I have had good success in Brooklyn Park, good working class tenets and the area tends to yield a decent cash flow. The only drawback in my experience is it tends not to appreciate as fast as other areas, but that could change.

That really depends on how you want to manage your properties. I personally am a small investor with only a handful of properties. I self manage and like to do many of my own repairs. I have a 2015 Ford f-150 and love it! Its the turbo v6 and gets on average about 22mpg, so pretty good in my opinion.  I'm also a huge outdoors men so I like to justify it that way as well :)

If you plan on doing your own repairs and larger maintenance issues, it is nice to have but not necessary. I used my Toyota Highlander for many years

Thanks Jason Hirko. I think other than Partnering, 20% down will most likely be my option. Good point on the mortgage insurance as well.

Hello,

I am a investor in the east suburbs of Saint Paul. I currently own 3 properties and am looking to add more. It seem every mortgage person I speak to requires a 20% down or greater for investment property. Do any of you know of alternatives that would only require say 10% down? Would love to hear your thoughts.
