If they want the monthly income, find out how much they would like. Then structure the deal to get them that.

I would only make one offer. Then see what they say. Use their response to address their wants. 

You have to find out what they are willing to sell for. Then you can structure how to pay for it.

What are they asking for the property?

You point out how it is a perfect for all your needs and wants. You did not point out a big benefit. You will live cheap.

So, I have to go with you are the greedy one. Since the only reason you can come up with not buying the property is a little bit of money. 

Counting other peoples money will never make you happy.

 Totally agree! A lot of mortgage brokers wont lend on anything below 50K and sometimes 90K...

So I have been torn, do I buy a house that will get financing but its 90K (900$ rent), or do I try to get a regular bank approve me for 50K (500$ rent)....

 Ease of entry to me is not going to a bank for anything except to deposit checks.

A bird in the hand is worth 2 in the bush.

Everything else plays a part in the decision, but that is the main thing.

Change the locks before you close. You may have the other person living there when you close.

The other person may strip the house. Then destroy the house. 

Your 50% deal will not look so good.

If what you are told is true. The seller will screw you too.

Most roofers do not know how to install flat roofing systems.  Most people will not admit to their ignorance and blame the roofing system or flat roofs in general.  Any issue you have with SPF Roofing will be with the original installers or maintenance people that you let on your roof.
