Code probably calls for Low-E. 

If it is living space, I would put in Low-E no matter what.

Do you have any brothers and sister? This may be a big factor.

Why not sell them the property you have up an running? Every time you have one up and running sell it to them. Or bring them in as a partner. 

Or sell them a 50% share with no voting rights. When I have a partner, they supply the money. They get 50% ownership. I have the only vote in any decsions. I keep them abreast of what I am doing. They ask questions, give imput. Sometimes I use their imput. 

There are a lot of ways to do it. If you can argue an let it go. Which seems to be the case. Argue and make some money.

I personalize them with name and address. I also hand write them and the envelope. I usually do 10 -15 at a time. I have never sent them and not made a deal with someone.  

If they have anything to sell they will call.

I just started again at 60. In the last 2 years I bought 18 properties with 24 units. 

Even if we lose it all. What else are we going to do? Sit around and drink coffee and watch tv?

I have never turned down cash that was owed me. The paper trail is only something the tenant needs. If I landlord claims he did not get the rent. Makes no difference to bookkeeping if it is cash or check.

The load bearing wall on this house would be in the center of the house. The missing wall is not in the center.

If the wall on the left side of the picture(second picture) is the outside wall, that is not a load bearing wall.

What do you call a good deal?

Ease of entry always makes a deal look better to me. If I can control a property with little cash and time out of my pocket, the amount I make each month is a smaller factor. 

Seller financing takes no paperwork or inspections. A bank can exhaust you with fees, paperwork and inspections. Just the time it takes to talk to the bank is a lot.

I always would go for a lower price and higher interest. Higher interest usually will catch the sellers attention. You can always refinance out of the higher interest if you want. You can sell and make a profit with a lower purchase price. Higher purchase price unless you hold it forever is a bad deal. You can pay down the principle faster on a lower purchase price.

 Anna, The agent did not show the property to her. She said she was not interested in the property. Other then that you may be right.  

I find most of my own deals. When it is on the MLS I will have my agent make the offer so he can make some money, otherwise I am leaving money on the table. The listing agent would get the whole commission. I build good will by doing this. My agent will help me with anything. He makes commissions with very little work.

Where is the ethical dilemma?

I never tell anyone when I am interested in a property. Till I have signed papers no one except the property owner knows I am interested. 

My question is "why is he telling you this"? I can think of 2 reasons. He just can not keep his mouth shut or he is baiting you.
