Project completed.  Went with a 9.5x3.5x12' Glulam Beam. Looks great.

Really appreciate all the info.  What would you all say is a fair rough estimate for the job?  Approximately 13' opening.

The following below is a quote I got for electrical work needed on a rehab and wanted some input of the pricing seems investor friendly?

Living room:

4- 6” cans

1- dimmer switch

Demo:

2- Receptacles

1- switch

1- Thermostat

Bathroom:

2- Cans

1- Light/Fan Combo

1- 3-way switch

Kitchen:

Demo:

3- Strip lights

1- Receptacle

1- Cabinet receptacle

Kitchen install:

3- 6” cans

2- Pendant feeds

2- Dimmer switches

Rework kitchen lighting and power feeds to the panel

Back Bedroom:

Demo:

1- Closet light

Back Bathroom:

1- Can

1- Light/Fan Combo

Panel-

Install 40amp breaker for AC

Garage-

Grounding the garage and every box in it

Material and labor is:

$4100.00

If you would want to do the island feed for a receptacle would be an extra: 200.00

@Chance Thurman thanks!  Will make sure to check the crawl space to verify adequate support where the jack studs make contact.

Really appreciate all the feedback fellas. I found a 5 1/4” x 13 3/4” x 16’ glulam beam for a 14’ opening. Should do the trick. Ranch with no basement.

Also, I plan on leaving the beam exposed so I’m using a Glulam beam

Does anyone have experience removing a load bearing wall using an LVL beam?  Whats a fair price I can expect if I do the demo to the studs myself?
