Check out Houston House Buyers.  Rick, Stephen and Chris Russell.  Good guys, been around a long long time.  They are doing zoom calls (FB live) right now on Friday afternoons, I think.

If you own the lots, and you can get the house 60% built - meaning it is dried-in (correct my spelling or misuse of this term, as needed) - then you might be able to go a local hard money lender and do a cash out refi to finish the project.  Once you have a 'house' with a shell, meaning foundation, roof, exterior, insulation, etc., then you have an asset in place and you can now borrow against that to complete.  This seems to have been a theme for me this week, so reach out if you are interested in visiting.

I think it charges you 5 bucks.  But honestly you'll do better just networking with folks in your area right there on BP.

Then find an investment real estate agent in your area, but also go find a local hard money lender - somebody that is big in YOUR market.  Those guys are the best mentors you will find, and it isn't hard to understand why.  Save your money on the mentor, there are plenty of other good resources available.

Look at fix/flip and buy/hold (BRRRR strategy), and read all you can. Get some of the books that BP offers and start playing with calculators. Going to be tough to get a deal that pencils out on the MLS but not 100% impossible either. I am also in West Houston/Katy so lets visit.

Seriously - I think @Ian Middleton has a used set in a rental project in Katy that probably isn't going to be used for a month or so.  Maybe he'll make you a deal.
