I think the main thing to check out are the fees the brokerages charge.  They can be all over the place.  Some places like Keller Williams offer a lot of support but they charge very high fees.  I know a lot realtors will get frustrated with the amount of their commission they lose on each sale.  Best of luck to you!

One thought which might be helpful to you is to move further away from the major metro plex areas like Plano, Dallas or Fort Worth.  My investments are in Sherman Texas which are about 45 minutes north of Plano near Oklahoma.  As the metroplex continues to expand these areas will be part of the path of progress and create some great increases in rental rates.  Also these areas are not as targeted by out of state investors so there are more deals to be had.  I am a lender and a ton of the sales coming through my office are from people in California purchasing houses.  They do not know the local areas as well as someone who lives here so we can check out places they know nothing of.

Hi Kareem,

I have been having a real estate investor meet up once a month.  There are quite mix of people who come, some experienced and others who are looking to get started.  It might be a great place for you to bounce some ideas off other people.  Our next meet up is April 20th at 12p at Nikolas in The Shops at Legacy, you're welcome to join if you are interested.

One idea which might be a good place to start is house-hacking with a duplex.  They are hard to find in Plano but McKinney has quite a few of them.  It can be difficult though depending on your family situation.

It is a great state, I moved here from California two years ago and couldn't be happier with Texas.  That being said it is getting harder and harder to find great deals within the metroplex.  I think there are still great deals in the metroplex and lots of great deals on the path to progress.  Good luck finding an investment property!  It is definitely the place to be!

Plano can be challenging because the market is so fast paced at the moment. You might have better luck having a realtor create an MLS search for your with a couple targets. For example homes under $100 per square feet which feed into an elementary school with a rating of 7 or higher. Then you can check out the neighborhoods surrounding them. The reason I say this is you wont find many homes for that price range in Plano and they are more likely to give a higher ROI. Searching by the schools also allow you to get an idea of how good the neighborhoods are and they are a driver for potential renters.

Hey everyone, so @Chelle Knijnenburg recommended Nikolas at the Shops at Legacy for our next meeting.  I have been there before and it is a nice restaurant and apparently has great lunch specials.  I think it would be great to meet up one month from now at Nikolas.  

The next meet up would be Wednesday April 20th at 12p at Nikolas (5800 Legacy Dr, Plano, TX 75024).  

I was also thinking it would be fun to do one at night, maybe a little more social and allow people who arent able to get off work and come at lunch.  Would anyone be interested in having a meet up in about two weeks for Happy Hour at the Shops at Legacy?
