It seems the companies move slowly in bringing in employees to the new facilities. Many of the companies also focus on hiring locally instead of transporting huge amounts of people to the area. I know someone who came over with State Farm and he is hiring almost his entire team from the DFW area.  Given the cost to relocate people this makes sense to me.  That being said I am sure it will drive people to move to Plano and the surrounding areas, even if they have to pay for the moves themselves.  For instance, the State Farm buildings off the 75 appear to have been completed for quite a while, but I know they aren't fully staffed yet. 

Liberty Mutual, who is building a 5k person campus right next to the Shops at Legacy, has a projected completion date of 2017, so it is definitely not going to be tomorrow with all the new tenants lining up.  But in the end it will add a huge amount of jobs to Plano which I am sure will bring in lots of new people over time.  A lot of the jobs will be lower on the pay scale though, so it will make for some great opportunities with smaller rentals and apartment complexes.

The real question is how do you get in with the companies as a selected vendor to temporarily house executives they relocate into the area.  If you could line up that contract it could generate a great revenue stream for several years as they transition their workforce.

Hi Chelle,

I actually looked at doing an investment property in the condos there but decided against it.  When I ran the numbers they just didn't add up enough to make it worth while.  I am not sure what the new properties will do but I cant imagine them driving prices up in the short term.  The influx of new housing will create a larger supply compared to what the Shops currently has and thereby driving down demand.  

One thing which might work in the area are corporate housing rentals.  With Liberty Mutual and Toyota both building large complexes across the street you may be able to offer rentals to their executives as they transition them from other parts of the country to Plano.  That being said these can be expensive to start up since you have to furnish them to higher standards and develop the contacts with those companies in order to get the deals.  

It is a great place to live though and people will always want to be there.  The schools are also great which definitely helps.  Best of luck to you!

Great, so Dean, Robert and Tyler will be there.  I also have a couple of friends and colleagues I will invite too.  Sounds like it should be a good showing for our first time.

I am not sure about Arlington but you hopefully next time you can join us!

I am good with the following week as well.  Does that work better for everyone?  Lets say Wednesday March 23rd at 6p at Henry's Tavern.  This will give me some more time to get people invited as well.  Does that date work with you guys?
