you should inform the current tenant that any new roommates should meet your expectations, be fair but firm. also any new tenants should be on the lease unless you expect to have some serious repair bills at the end on the lease or possible eviction 

your running a business not a popularity contest, don't consider yourself a jerk its just being professional up front about what your expect from new tenants

hey kole, I'm not familiar with Wisconsin but I would contract a few agents in your area or even direct message a few on BP from your area.  just ask if you can have a blank copy of a contract(s). if you find one on here they might have multiple contracts they use for different things. I know I personally have 5 different ones for my state depending on what I'm doing with property. so the worst they can say is no! hope this helps

@Alex Cornwell I run Facebook ads for multiple things(investing, realtor, and a traditional business) and I can honestly say youtube has been the best source of learning. I have other business owner friends, & investors that I've gotten advice from and has been far surpassed by a few hours of youtube. I know this isn't direct how to but trust me put in the time to self educate so your not wasting marketing dollars like most of us do when you first start! or if your not comfortable there are a lot of people who will manage your ads and create content for decently cheap.  hope this helps

Hey Albert, the best marketing strategy Is direct mail. it allows you to really target what property you want to go after compared to things like EDDM, bandit signs(illegal in most places), google ads words, and Facebook ads and such. best tip is to listen to the bigger pockets podcast on any and every wholesale show they have done lots of great tips to include my favorite on wholesaling show 81  heres the youtube link

@James R. Copeland just curious you said you had about 10K in repairs. . .

was this damages from the tenant or general repairs that needed to be done? 

also how long was the tenant in the property just wondering?

Hey Steven as far as agent software goes, or systems. There are a number of things you can use once you licensed. MOJO, Dotloop, land voice, Lion Desk, espresso, ,vulkan7, docUsign, and  bombbomb ... most agent software are CRMs , dialers, and document signing systems 

there are also great property management softwares available such as biuldium and appfolio

hey Ryan, investing here in the US has lots of positive advantages. the first thing I would recommend is contacting a CPA here in the states so they can inform you of some of the hassles associated with buying and selling internationally. one thing you'll have to be familiar with it FIRPTA.

if you have in specific interests for rentals please let me know I would be happy to help you locate something in the Florida market! one of the big things right now is short term rentals (air BRB kinda property) near Disney World here in orlando.
